We are seeking a detail-oriented, analytical, and experienced HMDA Specialist to join our team. In this role, you will be responsible for ensuring the accurate collection, validation, and reporting of loan data in compliance with the Home Mortgage Disclosure Act (HMDA). This position requires deep familiarity with the mortgage origination process and a strong ability to interpret complex regulatory requirements.
Key Responsibilities
- Review, analyze, and validate loan application data for HMDA reporting compliance.
- Maintain data integrity and ensure timely submission of the LAR (Loan Application Register).
- Identify and resolve HMDA data discrepancies across loan files and systems.
- Monitor the accuracy of demographic, disposition, and transactional data in Encompass.
- Collaborate with internal teams including processing, underwriting, and compliance to ensure HMDA-related issues are properly documented and resolved.
- Generate ad hoc reports from Encompass as needed to support audits, quality control, and operational needs.
- Stay up-to-date with changes to HMDA regulation and advise the team accordingly.
- Assist with internal and external audits or regulatory examinations related to HMDA compliance.
- Support ongoing training and education of staff to promote HMDA awareness and compliance best practices.
Skills, Knowledge and Expertise
- Proficiency in Encompass and strong understanding of its functionality as it relates to HMDA data.
- Intermediate Microsoft Excel skills including:
- Adding columns and reformatting spreadsheets
- Filtering data
- Performing basic formulas (subtraction, IF statements, VLOOKUP)
- Strong understanding of the mortgage origination process, from application through processing, underwriting, and closing
- Familiarity with loan documentation and the data fields critical to HMDA reporting.
- Solid knowledge of the adverse loan process, including:
- Denials
- Withdrawn applications
- Closed for incompleteness
- Approved but not accepted transactions
- Ability to think critically and solve problems creatively, without full reliance on a predefined checklist or process.
- High attention to detail and accuracy.
- Excellent written and verbal communication skills.
- Ability to work independently while collaborating cross-functionally within the organization.
- 2+ years of direct HMDA reporting experience within a mortgage lending environment.
- Prior experience in a compliance, quality control, or mortgage operations role.
- Familiarity with additional compliance regulations (e.g., ECOA, RESPA, TRID) is a plus.
